What fails on a Murfreesboro roof, by age

How the inspection goes
We do not inspect from a ladder. A ladder inspection sees the bottom two courses and guesses about the rest.
On the roof, we walk every slope that can be walked. We lift shingles by hand on each exposure to see whether the seal strip is still bonded, because a shingle that looks fine but has let go will be in the yard after the next 60 mph gust. We press on every pipe boot, look inside the ridge vent, check the nail line where it shows, and run a hand down each valley. Chimneys get the closest look: step flashing, counter-flashing, the cricket on the uphill side, and the mortar joints.
Then the attic. This is the half most roofers skip and it is where the roof tells the truth. Water trails on the underside of the decking show which penetration is leaking and for how long. Daylight at the ridge tells us whether the vent is cut through. A row of rusted nail tips means the attic has been sweating, which means the soffit vents are packed with blown-in insulation. The report
