What a Roof Replacement Costs in Murfreesboro (2026)

The number people want is the one on the bottom of the quote, so here it is first: a full architectural shingle roof replacement in Murfreesboro runs $450–$800 per square in 2026, and a square is 100 square feet of roof surface. Three Murfreesboro houses, three prices

A 1,400 sq ft ranch near MTSU, built 1971. Simple gable roof, low pitch, one layer, one chimney, 16 squares. Tear-off, synthetic underlayment, membrane in the valley and along the eaves, new chimney flashing, ridge vent, Class H architectural shingles. $9,200–$12,000. If it turns out to have a second layer under the first, add $1,000–$1,800.

A 2,000 sq ft two-story in Blackman, built 2012. 7/12 pitch, three valleys, two pipe boots, a bath fan vent, no chimney, 26 squares. Same spec. $12,500–$18,500. These houses were sheathed with OSB, and if a boot has been leaking for a while there is often one sheet of soft decking near it at $90–$150.

A 3,000 sq ft farmhouse-style build in Barfield, built 2019. 10/12 pitch on the main roof, two porch roofs, a dozen valleys, a metal accent over the front porch, 40 squares. Steep enough to need staging. $21,000–$32,000 in shingles, more if the metal accent is replaced in kind.

What is in the price

A replacement quote that is worth comparing includes all of this:

• Tear-off to the deck and disposal
• Decking inspection, with a per-sheet allowance for replacement
• Synthetic underlayment over the whole deck
• Ice-and-water membrane in valleys, around penetrations and along the eaves
• New drip edge, new pipe boots (metal or silicone), new step and counter-flashing
• Architectural shingles with a named wind rating, nailed six per shingle
• Starter strip at eaves and rakes, ridge cap shingles
• Ridge vent, and soffit intake checked or added
• Permit from Murfreesboro Building and Codes
• Cleanup with a magnet sweep for nails
• Written manufacturer and workmanship warranties

If a quote is missing any of those lines, the price is not comparable. A roof-over instead of a tear-off, felt instead of synthetic, or "membrane as needed" instead of "membrane in all valleys" is how one quote comes in $3,000 under the others.

The six things that move the number

1. Pitch. Above 8/12 the crew slows down and needs staging; add 10–20%. The newer farmhouse and craftsman-style builds south of the city run steep.
2. Cut-up roofs. Every valley, dormer and skylight is flashing work. A plain gable is the cheapest roof to replace.

5. Shingle line. A designer or Class 4 impact shingle adds $30–$80 per square. Worth it on a big roof in Franklin; usually not on a starter home in Smyrna.
6. Access. A pool, a fence, or a back slope you cannot get a trailer near adds labor.

Shingle versus metal

Standing-seam metal is $1,200–$2,000 per square installed, so two to three times a shingle roof, and it lasts two to three times as long. On a 26-square Blackman two-story, that is roughly $14,000 in shingles versus $40,000 in standing seam.

What has changed for 2026

Shingle prices have climbed most years since 2020, and labor in Rutherford County has climbed with the housing market. The other change is the roofs themselves: the 2008–2014 builder roofs are reaching the end of their life in volume, which keeps crews booked in spring and fall. If your roof can wait, a January or February install is often quicker to schedule and no worse for the shingles as long as the day is above 40 degrees.
